CHEAP AGENTS AREN’T THE BEST OPTION

With the demand for property in the rental sector never having been so high, the emergence of non qualified and unregulated letting agents trying to make a ‘fast buck’ has risen at the same alarming rate.  These agent’s offer low fees in order to increase market share but unfortunately, their levels of customer service and inability to protect their landlords against the many pitfalls involved in renting property mean they actually cause more harm than good.  A success story with such an agent is rare and is frequently followed by stories of unpaid rent, damage to property and ‘legal documents’ such as Tenancy Agreements being unusable in court.

It is also common for these agents to over value properties at the outset, in order to ‘gain the instruction’.  The promises of achieving the inflated rental figure will soon disappear and be replaced with conversations about reducing the asking price to a more realistic level but unfortunately no mention of the long void period and lost rental in between.
