LET ONLY SERVICE
Finding the right tenant is just the first step in creating a successful tenancy.
At Latham Smith, our Let Only service is designed for landlords who want a professional, compliant start to a tenancy, while retaining day-to-day control once the tenant has moved in. We focus on getting things done properly, with clarity and care — for both landlords and tenants.
We believe that treating tenants fairly and professionally protects everyone involved and leads to longer, more stable tenancies.
What’s included
Our Let Only service covers everything required up to the point your tenant moves in, including:
• Marketing your property and conducting viewings
• Careful tenant selection and full referencing
• Right to Rent checks in line with current legislation
• Preparation and execution of a comprehensive tenancy agreement
• Ensuring all deposit requirements are correctly handled
• Confirming that all required compliance documentation is in place
• Coordinating an independent inventory and check-in (where instructed)
• Arranging pre-tenancy cleaning, outstanding compliance items or minor works on your behalf, where instructed and agreed
Once the tenant has moved in, responsibility for rent collection, maintenance, and ongoing management passes back to you.

Compliance & the Rent Reform Act
From 1 May 2026, major changes to the private rented sector will come into force under the Rent Reform Act.
As part of our Let Only service, we will ensure that all elements required at the start of a tenancy are compliant with the new legislation, including:
• Use of compliant tenancy documentation
• Correct handling of deposits and prescribed information
• Adherence to updated notice requirements
• Ensuring all legally required safety certificates and records are in place
• Proper service of statutory documents, including the How to Rent Guide
The Act places greater emphasis on process, evidence, and correct paperwork. Getting things right from day one is more important than ever — and this is where our experience adds real value.
Safety & legal requirements
We will ensure that, prior to the tenancy starting, you hold the documentation required to legally let your property, including:
• Gas Safety Certificate
• Electrical Safety Report (EICR)
• Energy Performance Certificate (EPC)
• Smoke alarms and carbon monoxide detectors
• Furniture fire safety compliance (where applicable)
• Legionella risk assessments, where required
Where needed, we can arrange these on your behalf. Prices available upon request.
Our fee
Our standard Let Only fee is:
8% + VAT of the annual rent
This fee is payable:
• at the start of the tenancy, and
• on each anniversary thereafter, for as long as the tenant introduced by us remains in occupation of the property.

Fees & third-party costs
All prices quoted are correct at the time of publication.
Third-party costs (including inventories, safety certificates, EICRs, compliance checks, and contractor works) are subject to change in line with supplier pricing.
We will always confirm costs with you in advance where applicable, in line with our Terms of Business.
